Currently the Global Car Mex Autosales on Gainesville Highway, a real estate group from Cobb County is proposing a 161,676-square-foot automotive parts distribution center in southern Hall County.
According to planning documents, Taylor and Mathis wants a rezoning from Agricultural Residential (AR-1) to Light Industrial (L-1) and a variance related to parking requirements.
Staff has recommended approval of the rezoning with conditions but denial of the variance.
The section the developers want to get a variance for pertains to off-street parking. The current requirement states that parking must be to the side or rear of the main building. The developers want the parking between the warehouse and Gainesville Highway.
The location is on just over 15-acres of land at 866 Gainesville Highway. No end-user could be immediately found within planning documents, although they do specify it would be a “logistics hub” for “imported automotive parts.”
They also alluded to potential litigation if a denial is the decision by commissioners, stating such a vote would “unreasonably restrict the use of the property” and would violate the Just Compensation Clause and the Due Process Clause of the United States Constitution as well as the Constitution of the State of Georgia.
The vote will take place 6 p.m. Thursday at the Hall County Government Center.
