An Oakwood-based developer has submitted a developments of regional impact form for a 284-acre mixed-use development and a data center.
The property is located at 1900 Level Grove Road just west of Cornelia off of Ga. 365. The Cook and Company are the developers, who have been doing business on Frontage Road in Oakwood since 2012.
The name of the project is the Big Red Apple Innovation Corridor. The description says that the development will include some residential, commercial, and retail components with a “portion of the property for a data center.” The estimated completion date is 2035, with the beginning phases being completed between 2026 and 2028.
The estimated value when the project is completely done is $300-million, and the City of Cornelia will be supplying water to the tune of an estimated 1.5-million gallons-per-day.
That is over six-times the amount of water that is proposed for the Project Turbo data center proposal in Hall County, although it is unclear how much of that water will be used by the data center.
Currently, there is no water or sewer infrastructure on the parcels, so it will need to be built.
The development got its determination from the Georgia Department of Community Affairs and “warrants regional review.” That means the Georgia Mountains Regional Commission will give their assessment on the project at a later date before proceeding.
